Terms of Use

By using Dublish (dublish.ie), you agree to these terms. If you don't agree, please don't use the site. We may update these terms from time to time — continued use after changes constitutes acceptance.

What Dublish provides

Dublish is a free tool for exploring Dublin residential property sale prices. All sale data is sourced from the Property Price Register (PPR), a public register maintained by the Property Services Regulatory Authority (PSRA) under the Property Services (Regulation) Act 2011.

We enrich PPR data with additional information such as BER energy ratings (from SEAI's BER database), geocoding, maps, and street imagery to make the data easier to browse. This enrichment is done on a best-effort basis and may contain errors or omissions.

No professional advice

Nothing on Dublish constitutes property, financial, legal, or tax advice. The information is provided for general informational purposes only. You should always seek independent professional advice before making property decisions.

The calculators on Dublish — including the mortgage calculator, affordability calculator, and rent-vs-buy comparison — are simplified tools for illustrative purposes only. They use general assumptions and do not account for your individual financial circumstances, current lender criteria, or market conditions. Do not rely on calculator outputs when making financial decisions.

Data accuracy

While we take care to present data accurately, Dublish makes no guarantees about the completeness, accuracy, or timeliness of any information shown. Specifically:

If you spot an error, we'd appreciate you letting us know — but we accept no liability for inaccuracies.

User accounts and favourites

Dublish offers optional sign-in via Google to save favourite properties, streets, and areas. When you sign in:

You are responsible for maintaining the security of your account. If you believe your account has been compromised, contact us immediately at contact@dublish.ie.

Acceptable use

You're welcome to use Dublish for personal, non-commercial purposes — browsing property prices, researching areas, or satisfying your curiosity about what the house down the road sold for.

You may not:

The underlying PPR data is public record and freely available from propertypriceregister.ie. These restrictions apply to Dublish's presentation, enrichment, and aggregation of that data — not to the public data itself.

We reserve the right to block or restrict access to users who violate these terms, without prior notice.

Intellectual property

The Dublish name, logo, design, code, and original content (excluding third-party data) are the property of Dublish and its operator. All rights are reserved unless explicitly stated otherwise.

You may share links to Dublish pages, embed screenshots in personal blog posts or social media, and quote short excerpts with attribution. You may not reproduce, modify, or create derivative works from Dublish's content, design, or data presentations without prior written permission.

Maps are provided by OpenStreetMap contributors, MapTiler, and Google Maps under their respective terms. Street imagery is sourced from Google Street View.

Third-party services and external links

Dublish relies on third-party services including Google Maps, Google Street View, OpenStreetMap, MapTiler, Google AdSense, Google Analytics, and Sentry. Your use of these services through Dublish is subject to their respective terms and privacy policies. See our Privacy Policy for details on how these services process data.

Dublish may contain links to external websites (such as the Property Price Register, SEAI, or estate agent listings). These links are provided for convenience only. We do not endorse, control, or accept responsibility for the content, privacy practices, or availability of any external site.

Advertising

Dublish displays advertisements provided by Google AdSense and potentially other advertising partners to fund the site and keep it free. Ad content is selected by the advertising provider, not by Dublish. We do not endorse any products, services, or claims made in advertisements displayed on the site.

For information on how advertising cookies work and how to opt out of personalised ads, see our Privacy Policy.

Disclaimer of warranties

Dublish is provided "as is" and "as available" without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the site will be uninterrupted, error-free, or free of harmful components.

Limitation of liability

To the fullest extent permitted by Irish law, Dublish and its operator shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from:

This limitation applies regardless of the legal theory on which the claim is based, whether in contract, tort (including negligence), strict liability, or otherwise, even if we have been advised of the possibility of such damages.

Indemnification

You agree to indemnify and hold harmless Dublish and its operator from any claims, losses, liabilities, damages, costs, and expenses (including reasonable legal fees) arising from your use of the site, your violation of these terms, or your violation of any rights of a third party.

Availability and changes to the service

We aim to keep Dublish available but make no uptime guarantees. The site may be temporarily unavailable due to maintenance, updates, or circumstances beyond our control. We reserve the right to modify, suspend, or discontinue any part of the site — including features, data coverage, and tools — at any time without notice or liability.

Changes to these terms

We may revise these terms at any time by updating this page. The "Last updated" date at the bottom of this page indicates when the terms were last changed. Material changes will be indicated by updating that date. Your continued use of Dublish after any changes constitutes acceptance of the revised terms.

We encourage you to review this page periodically to stay informed of any updates.

Climate commitment

Dublish contributes 0.5% of revenue to carbon removal via Stripe Climate.

Governing law

These terms are governed by and construed in accordance with the laws of Ireland. Any disputes arising from or relating to the use of Dublish shall be subject to the exclusive jurisdiction of the Irish courts.

If any provision of these terms is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.
